A hairline crack in a driveway is common. A crack that continues through the exterior brick, lines up with an interior wall crack, and appears beside doors that no longer latch deserves a closer look. Slab foundation warning signs are not always dramatic, and waiting for a visible major failure can turn a manageable drainage or plumbing concern into a costly repair decision.

Many homes in Southeast Texas are built on concrete slabs. These foundations can perform well for decades, but they are affected by soil moisture, drainage patterns, plumbing leaks, tree roots, construction details, and changes to the building itself. The key is not to assume every crack means foundation failure. It is to recognize patterns, document what is present, and determine whether movement is active, cosmetic, or significant.

Why Slab Movement Happens in Southeast Texas

A slab rests on soil, and that soil is not static. In much of the region, clay-rich soils expand when wet and shrink when dry. A long dry period can pull moisture from soil beneath or around part of a foundation. Heavy rain, poor grading, roof runoff, or a hidden plumbing leak can saturate another area. When support conditions vary beneath the slab, portions of the home may rise, settle, or rotate relative to one another.

This does not mean every home with seasonal movement requires foundation repair. Some movement is minor and may stabilize with improved drainage, moisture management, or plumbing repairs. However, a home should not be judged by one crack alone. Inspectors look at the relationship between cracks, doors, floors, exterior materials, site drainage, and elevation observations.

1. Interior wall cracks that repeat or widen

Small cracks at drywall seams can result from normal material movement, especially in newer construction. More concern is warranted when cracks are diagonal, extend from door or window corners, recur after repair, or become wider over time. Cracks that appear in several rooms in a similar direction can help establish a movement pattern.

Pay particular attention to cracks that separate drywall from trim or create a visible gap where a wall meets the ceiling. These conditions do not prove the slab is moving, but they should be evaluated in context.

2. Exterior brick cracks or displaced masonry

Brick veneer often provides some of the clearest visible evidence of differential movement. Stair-step cracks along mortar joints, diagonal cracks extending from window corners, or separations at corners and trim are findings worth documenting. Cracked brick can also result from thermal movement, improper lintel support, or localized construction issues, so the pattern matters.

A single repaired crack may be old and stable. A crack with fresh edges, widening joints, or matching distress on the interior may indicate a more current concern.

3. Doors and windows that bind, stick, or will not latch

A door that sticks during humid weather is not automatically a foundation issue. Wood doors can swell, and hardware can wear out. The concern increases when multiple interior doors bind, exterior doors no longer latch, or window operation changes alongside cracking and uneven floors.

Inspectors consider where the affected openings are located. A concentration of issues on one side of the house may be more meaningful than one isolated bedroom door that needs adjustment.

4. Floors that feel uneven or slope noticeably

Homeowners often notice this sign when a rolling object moves across a hard floor or when furniture seems difficult to level. A floor can feel uneven for reasons unrelated to the slab, including flooring installation or transitions between rooms. Still, a measurable change in elevation across the foundation may support other evidence of movement.

Hydro-static altimeter readings can provide useful information by measuring relative floor elevations at multiple locations. These readings are not a structural engineering opinion, but they add objective data to a visual inspection and can help identify areas that merit further evaluation.

5. Gaps between walls, ceilings, cabinets, or trim

Look closely at built-in cabinets, crown molding, baseboards, and countertops. Separation at these finishes can develop when framing and the slab move differently. Gaps around cabinet tops, cracked caulk lines, or trim pulling away from a wall may be minor finishing issues, but repeated separation in multiple areas should not be dismissed.

A countertop that separates from a backsplash or a cabinet door that suddenly becomes difficult to align can also be part of the overall picture.

6. Cracked tile or separated flooring

Tile is rigid and often reveals movement before more flexible finishes do. Cracked tiles, grout separation, or tiles that sound hollow may be related to installation defects, moisture damage, or movement below. A long crack that runs through several tiles, particularly when it aligns with a wall crack or floor elevation change, deserves additional attention.

Vinyl plank, carpet, and wood flooring can conceal slab cracks. During an inspection, the visible floor covering limits what can be confirmed. That is one reason related signs elsewhere in the home matter.

7. Separation around the garage or exterior flatwork

Concrete driveways, sidewalks, patios, and garage floors are exposed to weather and may crack independently of the home. Even so, separation where the driveway meets the garage, cracks near garage door corners, or a garage floor that appears out of plane can provide helpful clues.

Exterior flatwork commonly settles because it is thinner and less supported than the home’s structural slab. It should not be treated as proof of a foundation defect without supporting evidence at the house itself.

8. Persistent drainage problems near the foundation

Water management is one of the most practical issues to address. Roof discharge that empties beside the slab, soil that slopes toward the home, standing water near exterior walls, and clogged gutters can keep one portion of the soil wetter than another. On the other hand, large trees close to the home can contribute to soil drying during extended hot weather.

Drainage concerns do not necessarily mean movement has occurred, but they can create conditions that make movement more likely. Correcting them early may protect the home whether or not a foundation repair is ultimately needed.

9. Unexpected plumbing symptoms or moisture indicators

A leak beneath or within a slab can change soil conditions and create interior damage. Higher water bills, the sound of running water when fixtures are off, warm spots on the floor, unexplained moisture, or mildew-like odors should be investigated promptly. A plumbing issue can exist without foundation movement, and foundation movement can occur without a plumbing leak, but the two conditions may be related.

Infrared thermography can sometimes help identify temperature anomalies associated with moisture or plumbing concerns. It is a screening tool, not a guarantee that a leak is present. Confirmation may require a licensed plumber and specialized leak detection.

What a Thorough Foundation Evaluation Looks For

A careful inspection goes beyond noting that cracks exist. It includes observations of the site grade, roof drainage, visible foundation perimeter, brick veneer, interior finishes, floor conditions, doors and windows, and accessible plumbing indicators. The inspector documents the location and character of concerns so buyers and owners can understand whether issues appear isolated or connected.

When warranted, relative elevation readings can add another layer of information. These readings should be interpreted carefully. A home may have an elevation difference without active damage, while another home with a smaller difference may show meaningful distress because of its crack patterns, recent changes, or site conditions.

A property inspector can identify and report visible conditions, explain likely contributing factors, and recommend the appropriate next step. If the findings suggest significant structural movement, a licensed structural engineer is generally the right professional to determine cause, repair necessity, and repair design. Foundation repair companies can then provide proposals based on that direction. This sequence helps owners avoid treating a sales estimate as a diagnosis.

What to Do When You See Warning Signs

Start by taking dated photographs of cracks, gaps, and affected doors or floors. Note whether the condition is changing and whether it appeared after a drought, prolonged rainfall, plumbing event, or nearby construction. Avoid repeatedly patching cracks without documenting them first, because repairs can conceal useful evidence.

Next, look for basic maintenance issues that can be corrected without delay. Keep gutters functional, direct downspouts away from the foundation, repair obvious irrigation leaks, and avoid allowing water to pond beside the slab. Do not make major grading changes blindly, especially if they could direct water toward another part of the home or a neighboring property.

For buyers, foundation concerns should be addressed before the option period ends or before closing whenever possible. A detailed inspection report can identify visible warning signs, but further evaluation may be needed to define the condition and cost implications. For homeowners, a timely inspection creates a documented baseline and may identify moisture or drainage factors before visible damage expands.

A slab rarely gives one perfect signal. It gives a series of clues. When those clues begin to line up, treat them as a reason to investigate carefully rather than a reason to guess. A documented, field-focused evaluation can help you make decisions based on the condition of the property, not the fear of the word “foundation.”
