A hairline crack above a bedroom door may be ordinary drywall aging. The same crack paired with a door that no longer latches, a sloping floor, and water standing against the exterior after rain deserves closer attention. Knowing how to spot slab movement means looking for patterns, not reacting to one isolated imperfection.

For homeowners and buyers in Southeast Texas, this matters because our expansive clay soils, prolonged rain, high humidity, drainage problems, plumbing leaks, and periods of drought can all affect the moisture conditions beneath a slab. A concrete foundation does not have to visibly split in two to experience movement. Even relatively small changes in elevation can affect finishes, framing, doors, windows, plumbing, and masonry.

What Slab Movement Actually Means

A slab-on-grade foundation rests on prepared soil. When that soil gains or loses moisture unevenly, it can swell, shrink, or settle. One portion of the slab may rise while another remains stable, or an area may drop because supporting soil has shifted, washed out, or dried excessively.

Movement is not always active, and it is not always a sign that major foundation repair is immediately required. Some homes have old cosmetic cracking that has remained unchanged for years. Others show current movement through fresh cracks, recurring door problems, and changing floor elevations. The inspection task is to identify the visible evidence, determine whether clues are isolated or widespread, and recommend further evaluation when conditions warrant it.

A home inspection is not an engineering analysis. However, a careful inspection can document the conditions that help a buyer or owner make a better-informed decision, especially when combined with hydro-static altimeter readings that measure relative floor elevation changes.

How to Spot Slab Movement Inside the House

Interior symptoms often provide the first warning because the finishes attached to the structure tend to reveal stress. Drywall, trim, tile, and door frames are less forgiving than the foundation itself.

Look for cracks with a pattern

Drywall cracks can occur from normal seasonal expansion, minor framing movement, or ordinary settling. Cracks become more concerning when they are diagonal, widen toward one end, reappear after repair, or occur in several areas that suggest a common direction of movement.

Pay close attention to cracks that extend from the upper corners of doors or windows. A diagonal crack originating at a corner can indicate that the opening is being distorted as the framing shifts. Cracks at wall-to-ceiling intersections, separated baseboards, and gaps where cabinets meet walls can also be useful clues when found together.

A single thin crack is rarely enough to diagnose a foundation issue. Multiple cracks on the same side of the home, or cracks combined with operational problems, deserve a more detailed review.

Test doors and windows, but use context

Doors that stick, swing open on their own, rub the frame, or fail to latch may indicate that an opening is out of square. Windows that bind, have uneven gaps, or are difficult to lock can show similar distortion.

There are other explanations. High humidity can swell wood doors, loose hinges can affect alignment, and an old house may have a door that has always rubbed slightly. The concern increases when several doors and windows have changed at the same time, particularly in the same area of the house.

Watch floors, tile, and trim

A floor that feels noticeably uneven is worth documenting, although carpet, flooring transitions, and furniture placement can make casual observations unreliable. Tile cracks are more significant when they run through multiple tiles, follow a straight line across a room, or align with wall cracks nearby. Separated grout, lifted flooring, and gaps beneath baseboards may also reflect movement.

Do not assume every cracked tile means slab movement. Tile can crack because of poor installation, missing expansion joints, or a weak subfloor in homes with raised foundations. On a slab home, the surrounding evidence helps determine whether the crack is simply a finish defect or part of a larger pattern.

Exterior Clues That Should Not Be Ignored

The outside of a home often explains why interior symptoms are occurring. Foundation performance depends heavily on how water is controlled around the building.

Brick veneer cracks can be especially informative. Stair-step cracks along mortar joints, cracks above openings, separated brick at corners, and gaps between brick and trim may indicate differential movement. Hairline mortar cracking can be minor, but displacement, widening gaps, or multiple cracks in one elevation should be taken seriously.

Walk the perimeter after a rain if possible. Soil should generally slope away from the home, and roof runoff should discharge away from the foundation. Water that ponds near the slab can saturate supporting soils and create uneven expansion. Conversely, a dry, unwatered area beside one side of the house during a long hot spell can contribute to soil shrinkage.

Four exterior conditions commonly raise concern when they occur near a foundation:

  • Standing water, erosion, or low areas that hold runoff beside the slab
  • Downspouts that terminate at the foundation rather than carrying water away
  • Large trees close enough for roots to influence moisture in supporting soils
  • Plumbing leaks, persistent wet spots, or unusually lush vegetation near one area of the home

Tree roots are often blamed for every foundation problem, but moisture demand is usually the more relevant issue. Large trees can remove moisture from clay soils, while leaking plumbing or poor drainage can add it. Either condition can contribute to uneven soil behavior.

Separate Cosmetic Cracks From Meaningful Evidence

The width of a crack matters less than its location, direction, history, and associated symptoms. A repaired crack that remains stable may be less concerning than a newer, smaller crack that is widening and accompanied by a sticking exterior door.

For owners monitoring a home, take clear photographs with the date visible and place a ruler beside larger cracks. Note whether doors operate differently after heavy rain or extended dry weather. This record can be useful to an inspector, foundation specialist, or engineer because it establishes whether a condition appears stable or changing.

Avoid filling, caulking, or painting every crack immediately before a property inspection or foundation evaluation. Repairs can make it harder to assess the full pattern. Cosmetic repairs are reasonable after conditions are documented and the underlying cause has been considered.

Why Drainage and Plumbing Matter in Southeast Texas

In the Golden Triangle and surrounding Southeast Texas communities, rainfall, flat sites, high water tables in some areas, and clay-rich soils can create persistent moisture-management challenges. A foundation may be affected by repeated wet-dry cycles, not just a single storm.

Improving drainage can be a sensible first step where runoff is clearly directed toward the house. Extending downspouts, correcting negative grading, maintaining gutters, and addressing leaking water lines may reduce future soil moisture swings. These measures cannot reverse every foundation condition, but they can prevent a known drainage defect from continuing to contribute to movement.

A plumbing leak beneath or near a slab requires prompt attention. In addition to wasting water, a concealed leak can alter soil moisture below a localized area. Signs can include unexplained increases in water use, warm floor areas, moisture staining, persistent dampness, or a wet location outdoors when weather has been dry. Those symptoms require evaluation by a qualified plumbing professional.

When a Foundation Specialist or Engineer Is Appropriate

A careful home inspection can identify visible indications of movement, but it cannot establish a repair design or determine the exact cause of every elevation difference. Further evaluation is appropriate when there are multiple corroborating signs, significant masonry cracking, measurable floor-elevation variations, active-looking cracks, structural separation, or concerns about a possible plumbing leak.

A foundation contractor may provide a repair opinion and proposed scope of work. An independent structural engineer can provide a separate assessment when the cause, severity, or repair recommendation needs additional scrutiny. For buyers facing a substantial repair recommendation, obtaining enough information to understand the diagnosis, scope, cost, drainage conditions, and any warranty terms is prudent.

If you already own the home, focus first on protecting the slab from avoidable moisture extremes. Keep drainage functioning, repair plumbing leaks promptly, monitor cracks and doors for change, and obtain qualified advice before committing to expensive repairs. The most useful next step is rarely panic. It is good documentation, sound moisture control, and an evaluation that considers the whole house rather than one crack in isolation.
