Foundation and drainage observation

Observed condition: The composition shingle roof had granular loss, damaged ridge shingles, and several exposed fasteners. The attic contained dark staining on roof decking near a plumbing vent penetration. Insulation was uneven and thin in several areas, and the attic access opening was not properly insulated.
Why it matters: Granule loss and damaged shingles can shorten roof service life and increase the risk of water entry. Deck staining may be old, active, or related to condensation rather than a roof leak. An experienced inspector looks for moisture readings, soft decking, active drips, rusted fasteners, ventilation conditions, and other evidence before describing the concern.

The water heater drain pan did not have a visible discharge line to an approved location. Under the kitchen sink, a slow drip was present at the drain connection.
Why it matters: A loose toilet can damage the wax seal and allow water to reach the subfloor or slab perimeter. Even a slow drain leak can cause cabinet deterioration and create conditions favorable to fungal growth. Water heater pan drainage is intended to help direct leakage away from the structure.
Recommended action: Repair the leaks, secure and reseal the toilet as needed, and evaluate the surrounding flooring for concealed damage. A plumber should address the water heater pan discharge issue and confirm that the installation is safe and functional.
What the Report Cannot Tell You by Itself
A thorough report is valuable, but it has boundaries. Inspectors do not dismantle walls, move stored belongings, excavate septic systems, predict future performance, or inspect inaccessible areas. A report may identify a concern behind a locked door, under heavy vegetation, or beneath a floor covering, but it cannot report on conditions that cannot be reasonably observed.
This is especially relevant for older homes and rural properties. A visible plumbing leak does not reveal the full condition of buried drain lines. A septic inspection may identify operational concerns, but tank location, system age, maintenance history, and soil conditions can affect what additional testing is appropriate. A private well may require water testing to evaluate quality, while the pump and pressure system may need separate assessment.
Wood-destroying insect findings also require their own documentation. A standard home inspection may note evidence of wood damage or conditions conducive to infestation, but a formal WDI report is a separate service used frequently for VA loans, some agricultural lending requirements, and transaction due diligence. Active termites, old damage, carpenter ants, moisture-damaged wood, and inaccessible crawlspace areas should be described carefully because each has different implications.
How to Use the Report Before Closing
Start with the report summary, but do not stop there. The summary is designed to highlight significant items; the full body of the report gives those items their context. Read the entire report, including notes about systems that were operational but aging, inaccessible areas, and maintenance recommendations.
Next, separate safety concerns, active leaks, structural or drainage concerns, and major system defects from ordinary upkeep. A missing smoke alarm, leaking drain, exposed electrical conductor, or active roof leak should receive immediate attention. A worn weatherstrip, minor caulk crack, or stained but dry ceiling may still matter, but it usually calls for a different response.
Then obtain repair opinions from the appropriate qualified professionals. A home inspector identifies observed deficiencies and recommends further evaluation when needed. Asking for these evaluations during your option period gives you practical information for repair negotiations, credits, or a decision to proceed.
